This project consists of a 775,000 square foot mixed use facility with space for future expansion to over 1,000,000 square feet of warehouse and offices.
The site is approximately 65 acres, and is located at the northwest quadrant of State Route 8 and Hines Hill Road in Boston Heights, Ohio.
The Arhaus site is approximately 65 acres, and is located at the northwest quadrant of State Route 8 and Hines Hill Road in Boston Heights, Ohio.
The facility includes over 120 truck docks, over 500 parking spaces, approximately 8,000 feet of storm and sanitary sewer, two detention and water quality basins, and the balancing of over 100,000 cubic yards of dirt that was moved on the site.
Phase 1 includes 652,500 square feet of distribution / warehouse space and 122,500 square feet of offices housing the Arhaus corporate headquarters.
The Arhaus site presented a number of unique design challenges. Grading and stormwater design needed to be fully coordinated with an adjacent retail site development that was being concurrently constructed.
Multiple stormwater outfalls needed to be utilized in order for the site to be in compliance with Army Corps of Engineers permitting requirements. Provisions needed to be made for future expansion of warehouse space and parking / loading areas, requiring creative layout of utilities and circulation drives.
Earthwork needed to be balanced in spite of significant existing topography and the requirement to construct a 25-foot-high screening mound adjacent to a nearby residential area.
